How many project bids should we get?

No one wants to pay more than necessary to get the best possible remodeling or building job done. So, once you have a fairly complete idea of what you want, it makes good sense to do some comparative shopping. Too often, eager homeowners approach builders or contractors with only a vague idea of what they envision for their new room addition, basement renovation, etc. They are too willing to ask for a “ballpark” idea of likely costs. Warning: Ballpark bids too often result in projects that go into extra innings!

Start by doing a little homework

Have you made a detailed list of the “must-have’s” in your remodeling job, room addition or building project? Have you researched materials, finishes or surfaces that you want? These are the elements of a bid that will help your bidder form an accurate estimate of costs.

Once you’ve done that, seek out 2-3 competitive bids. At that point, it’s not so much a question of the number of bids you get as it is the kinds of bids you get.

Is the company bidding your project licensed and insured?

A company that is familiar with all the building codes and best practices that are standard to the industry will be eager to let you know it. Their promotional materials, web site, etc, will advertise that they are licensed and insured. If they are not, whatever bid they may give you can be full of hidden problems waiting to happen.

Does the company have strong references and testimonials?

Before you ask a company to bid on your remodeling or building job, check their print and online claims. Do they show projects they have done – before and after? Do they feature recommendations from satisfied customers? Don’t hesitate to ask for contact information to verify published facts. The company you want will be glad to give that to you!

The best bid may not be the lowest

If any of your 2-3 bidders responds with an estimate that is significantly lower than others, you need to proceed with caution. Often the bidding builder or contractor has missed something about the scope of the project – or worse, something will ultimately be missing in quality or material value.

In the final analysis, the builder or contractor who wins the bid for your project will be the one who wins your confidence. He will be the one who clearly wants your recommendation just as much as he wants the income he’ll earn from doing your work excellently. You should be able to sense that from the start. And then the right bid, whatever the final number, will always feel like the best money you ever spent!

Can we make changes to a building project in progress?

We expect changes in some aspect of almost any building, remodeling or design project we undertake. Admittedly most changes are relatively small (colors, accessories, etc), but some are more significant:

  1. Unanticipated construction or material deficiencies

Usually these have to do with substandard work done by previous contractors or builders – work which is not according to code or best-practices must be corrected.

  1. Structural or foundation issues

These are rare discoveries, but they can obviously force design or construction changes. They can also delay completion dates, depending on the severity of or accessibility to the problem.

  1. Client needs and desires

Not surprisingly, clients request changes based on new ideas which the work-in-progress suggests to them. For instance, french doors may suddenly seem more appropriate than open access to a room – or a different flooring type seems ideal, or wall colors, fixture types, and surface finishes.

Because changes are not uncommon, VISION Builders gives its clients “Allowance Credits” with every bid. These credits are included in the base quote you will receive for the entire project. Credits may be applied to any of the change types listed above at any time. If no Allowance Credits are used on your building or remodeling project, the base rate will be reduced when the final invoices are presented.

As long as the changes requested don’t exceed the Allowance Credits, the base rate VISION quotes to do the entire job will remain the same. And even if your change requests take you beyond your credits, you always receive a “change order” to approve, detailing exactly how the change will be reflected in the total cost of construction. You’ll know exactly what the issue is, what it will cost, and how much it will delay project completion, if at all. And you’ll know all of that as soon as we do!

We believe the old saying, “The best surprises are no surprises.” If you are like our other clients, you probably agree. Life is full of changes — so are building and remodeling projects! How much will a building or remodeling project disrupt family life?

Let’s face it. Room additions, remodeling, renovation or general repairs to the home can often force a household to endure significant short-term life changes. Some families have actually moved out of their homes to live with relatives or rent apartments until the needed work on their homes was complete.

The degree of inconvenience will usually depend on the extent of the work involved and on the layout of the home. But the short answer to the question asked in the above headline is “As little as possible.” VISION Builders believes that the bulk of home construction disruptions can be greatly minimized or even avoided with some simple up-front planning. Let’s look at some examples:

Interior room additions or renovations are usually the most challenging projects when it comes to insulating families from the activities of construction crews. But it can be done. If the work to be done is on the ground floor, plastic barriers or “corridors” to and from the outside can be a helpful way to separate work activity from the normal flow of family comings and goings. If the crew has the luxury of being assigned it’s own special entrance and exit from the home — like a backdoor or garage entrance to the work area, or a second stairway — family “traffic jams” can be greatly reduced.

Especially in the case of room additions, VISION can even create temporary working entrances/exits which allow crews to do most of their work outside but still get materials and tools into the project area – all without inconveniencing family members.

Remodeling basements with “walk-outs” makes working from the outside-in much easier. But even when there is no walk-out, existing basement windows can provide acceptable entry and egress points for workers and materials until the remodeling is complete.

Bottomline, there is no way to absolutely guarantee there won’t be inconveniences associated with building your addition or remodeling your bathroom or kitchen. But we have found that if we are aware of the family’s life patterns (when household members get up, when they come home from school, when piano students come for their lesson, when dinner time happens, etc) and then can plan our activities around them, construction can proceed fairly unobtrusively.

Our first task on any project will always be to understand, not only your vision for the addition or renovation planned, but also how we can plan the work so that your lifestyle remains as “normal” as possible.
